THE
DESIGN PROCESS:
.........Step
1 is
an initial meeting with the client, where a schematic design
is prepared based on the client's design brief and other considerations.
Initial enquiries with Council and other authorities take
place at this stage. A fees proposal is also presented to
the client at this stage, setting out what services are offered
and the associated charges .
This proposal becomes a contract to be signed by the client
and returned at the next meeting.
.........Step
2 is Design Development where the design is refined
to suit the client's needs. The Sketch Design shows floor
plan, elevations as well as 3D external views of the building.
Depending on fee structure it may also involve a Sun Study
(see examples in Sun Study ) as
well as internal views of the building & colour presentations
created in 'Archicad'.
The
3D model ( see example in 3D model)
which can be rotated on the computer screen can also be emailed
to the client for viewing on their computer in Quicktime.
Approximated building costs from a builder can be obtained
at this stage.
........Step
3 is Contract Documentation (or Building Permit
Drawings), which are the construction details used for Building
Approval and construction. This can involve consultation with
Engineers and other Design Professionals to fully document
the building for the construction phase.
Often the client will look after the construction process
themselves, with the building designer only being called upon to oversee
some critical phase of the project or offer design advice.
